Idaman Residensi units sold at affordable price, thanks to IBS treatment
The Idaman Residensi apartments – a digital Industrialised Building System (IBS) project by state government-owned PKNS in Section 6, Selangor Cyber Valley – saw its units sold at an affordable price of RM42,000 to RM250,000, reported The Star.
Recently launched by Mentri Besar Amirudin Shari, the high-rise development was constructed by Gamuda IBS using the first digital IBS factory in Malaysia.
“As Gamuda IBS was awarded to construct the Idaman Residensi project through a competitive open tender, the scope of work was not like other tenders,” noted Gamuda IBS executive director Datuk Abdul Sahak Safi.
“The winning company needed to include bullet financing payment, stringent quality and on-time delivery into the scope of work.”
With the digital IBS integration, Gamuda IBS was able to complete the apartment units – which were of better quality – 12 months ahead of schedule. The faster building completion has led to more cost savings for the project.
With this, Idaman Residensi scored high in Construction Industry Development Board’s Quality Assessment System for Building Construction Works, also known as Qlassic.
Gamuda IBS is set to achieve Qlassic of 75 points – beating the 65-point industry achievement for affordable housing.
“Gamuda IBS adopts a fully automated precast production system, which can help save 70 percent of the labour needs…As such, we are less reliant on foreign labour,” said Abdul Sahak.
“The system is also safer and much more efficient, addressing the concerns once highlighted by the government and in sync with its aspiration of building 100,000 units of affordable houses per year.
Idaman Residensi comprises two blocks of 14- and 15-storey towers, with 864 apartment units measuring 1,000 sq ft on 5.8ha site.
The development offers various facilities such as three convenience shops, a four-storey parking complex, motorcycle parking, four units for disabled, prayer room, kindergarten, management office and multi-purpose hall.
